Rental Qualifications

The Witham Hill Oaks Community, in cooperation with State and Federal Fair Housing guidelines does not discriminate on the basis of race, color, religion, sex, sexual orientation, disability, family status, marital status, national origin, or legal source of income.

Qualification Requirements

  • Every applicant must have a minimum of one(1) year verifiable, positive rental history or ownership history, from an unbiased third party. (Military housing may be included.)

  • Every applicant must have positive credit history or no credit history.

  • Verifiable combined gross income must equal two and a half times(2.5x) the amount of apartment rent, averaged over a two(2) year period.

  • NOTE: If applicant does not meet above qualifications, a security deposit (not more than one(1) month's rent) will be required to qualify. Failure to pay the security deposit will result in the forfeiture of the reservation deposit as stated on the reservation deposit agreement.

    A security deposit will NOT be used to clear BAD RENTAL HISTORY or FELONY CONVICTION(s).

  • Each applicant must permit a photograph be taken. One(1) copy will be kept with the applicant's file; one(1) copy will be used for identification purposes on the Clubhouse Membership card.

  • Occupant limitations: Two(2) persons per bedroom. Persons are counted regardless of age.

  • Vehicle Limitations: Maximum number of vehicles not to exceed the number of bedrooms in the apartment. Recreational vehicles, boats, and trailers not permitted.

  • Rejection Policy

  • Any incomplete, inaccurate, or falsified information may be grounds for denial and/or loss of reservation deposit.

  • Any individual whose past actions resulted in damages to persons/property shall be grounds for denial.

  • Illegal abuse, manufacture or distribution of controlled substances or illegal firearms shall be grounds for denial.

  • Pending or conviction of a felony shall be grounds for denial.

  • Previous lawful eviction shall be grounds for denial.

  • Owing money to a previous landlord shall be grounds for denial.

  • Screening Disclosure

    A $45 non-refundable screening fee, payable to W.H.O. Screening, will be charged for each applicant for the purpose of credit, income and rental history verification. The consumer credit reporting company used by W.H.O. Screening for the credit portion of the verification is CBI Equifax. If your application is denied, full or in part, because of information obtained through CBI Equifax, you have the right to contact them.

    Roommates Disclosure

  • Each roommate must be approved individually and be listed on the rental agreement.

  • Each roommate is responsible for making sure the rent is paid in full to avoid legal action and/or eviction.

  • If Witham Hill Oaks deems legal action necessary, all roommates may be listed in the complaint.

  • Roommate Security Deposit Disclosure

  • A security deposit will be required if a roommate applicant does not meet the rental requirements.

  • If one roommate vacates before the other, the security deposit will stay with the apartment until the apartment is vacated

  • Roommate Vacating Policy

  • All roommates must sign a minimum of a 30-day notice prior to vacating and inform Witham Hill Oaks they are a roommate when giving notice to vacate.

  • In the event one roommate is vacating before any others, a signature of acknowledgement of the remaining roommate(s) is required. Failure to provide written acknowledgement from the roommate(s) will result in the extension of the 30-day notice by four(4) days to accomodate mail notification for the remaining roommates.

  • It is suggested that a, "buy out agreement," is made between roommates when a security deposit has been paid and one of the roommates is vacating before the other roommate(s). Witham Hill Oaks is not responsible for determining how or by whom damages occur. All damages will be subtracted from the security deposit first, and any remaining charges billed to the remaining occupants. If the responsible party pays for the damages, no other roommate will be charged or have those damages reposted in future rental references.
